New laboratory building in Vienna: Outstanding space for biotechnology and AI

With an investment of €170 million, the City of Vienna is sending a strong signal for the future of life sciences. Through the development of a state-of-the-art multi-tenant property by the Vienna Business Agency, around 14,000 m² of flexible laboratory and office space will be available from 2029. It is tailor-made for the development of groundbreaking innovations across all sectors of biotechnology and artificial intelligence – at companies, start-ups, and research institutions. This flagship project will further strengthen Vienna’s long-term position as one of Europe’s leading life sciences capitals.

Located in immediate proximity to the renowned research groups and companies at the Vienna BioCenter, the new building will create a dynamic environment for entrepreneurial growth and scientific excellence. It will provide cutting-edge, flexible workspaces for approximately 500 highly qualified professionals. The first anchor tenant has already been confirmed: AITHYRA – the Research Institute for Biomedical Artificial Intelligence of the Austrian Academy of Sciences (ÖAW). In addition to first-class research and working infrastructure, tenants will benefit from exclusive advisory and funding services provided by the Vienna Business Agency. The building therefore offers optimal conditions – from initial setup to expansion.

  • Sustainability: Energy-efficient building concept with climate-neutral energy supply, photovoltaic systems on roof and façade, green landscaping and shading elements, gold standard certification by the Austrian Sustainable Building Council
  • Timeline: Completion and move-in of first tenants in 2029
